The latest numbers from July are telling a real story about the GTA’s single-family home market. We saw single-family new home sales jump to 781 units—three times higher than before—thanks in large part to the HST rebate. Prices for these homes have actually come down by 8.5%, now averaging $1.36M. Condos saw a small increase in sales, but activity there is still on the quieter side, even as prices inched up 2.5% to $1.05M. Right now, there are 18,546 homes available across the region.
For anyone thinking about making a move or trying to understand what this means for their own plans, these shifting numbers are about more than just data—they reflect the changing opportunities and challenges in finding the right fit for your next chapter. With nearly three decades helping folks through these ups and downs, I’ve learned that a good decision starts with honest information and a clear sense of what matters most to you.
